Corso Chevy Chase Zoning Approval Final

Montgomery County Council Action Paves the Way for Next Phase of Development

(Chevy Chase, Maryland – June 14) Atlanta-based senior living innovator, Galerie Living in partnership with Community Three of Washington, DC received unanimous approval from the Montgomery County Council for its application to rezone 12.3 acres to build a luxury senior living community. Located on the site of the former National 4-H Conference Center at 7100 Connecticut Avenue in Chevy Chase, Corso Chevy Chase will include 287 independent living dwelling units, 190 assisted living beds, and 30 memory care beds as well as 5,000 square feet of retail that will be open to the public. This is Galerie Living’s first community outside of Atlanta.

“With this vote from the Montgomery County Council, we are one step closer to bringing our unique Corso brand to the Greater Washington, DC region. We have a relentless focus on enabling individuals to live happier and healthier for longer and empowering people to reach their wellness goals and make wonderful memories,” said Tim Gary, CEO of Galerie Living.  “With our partner Community Three, we have forged strong relationships with our neighbors and The Town of Chevy Chase which is so critical to the success of our project.”

Galerie Living acquired the site in December of 2021 and, with Community Three, has worked tirelessly with The Town of Chevy Chase and surrounding community to respond to concerns and aspirations for the new senior living community. In response to community feedback, the developers made adjustments to the massing and height of the project as well as are working to address concerns around parking and traffic.

“We are very proud of this approval,” said Grant Epstein, President of Community Three. “It not only underscores how rolling up your sleeves and working in concert with the community can be successful, but also how the design can evolve in response to that collaboration and undoubtedly cement Corso Chevy Chase as a true and integral part of this community for decades to come.”

In the vote leading up to the approval, Montgomery County Council members praised the development team for its efforts to engage and respond to the community and noted the importance of the need in the County for more senior living beds.

“This momentous step was certainly not possible without the willingness of The Town of Chevy Chase and the rest of the broader community being open to the process and committed to constructive dialogue,” Epstein said. “As we move forward to refine the details of the design and on to implementation, we are very fortunate to have collectively built a solid partnership that will ultimately result in a better, more sustainable, and additive redevelopment effort.”
